At the time of construction, most of the builders had an average age of about 30 to 45 years. Some decades later, they still live in their house, but have grown old. In many cases, their adult children have left the parental home to set up their own households. This demographic shift poses risks for both residents and the housing market. On the one hand, it calls into question the possibility of ageing in a self-determined way in one's own home. On the other hand, demographic transition in single-family estates might challenge local housing markets in the future. Because of these risks, it is advisable for planners and decision-makers to prepare for the demographic transition in ageing single-family housing areas at an early stage. However, there is a lack of ready-to-use datasets representing demographic and other site-specific information of these areas. In this paper, we therefore show how to generate information that enables municipalities to visualise and quantify both the demographic trends in residential areas and the supply shortages due to long walking distances. Using the example of Flossenbürg, a village in north-eastern Bavaria, we present techniques that make use of geographic information systems (GIS) for that purpose.» weiterlesen» einklappen
